A practical March 2026 REIT snapshot covering dividend TTM, price CAGR, payout support risk, and stability.

For REITs, I read the screen a little differently from ETF income funds. I care about the cash yield, but I also want to see whether the price trend and stability still make sense for an income portfolio.

This March snapshot is a small group, so I would not treat it as a full REIT market view. It is more of a quick durability check across EPR, NNN, O, and OHI.

What I noticed

EPR has the highest Dividend TTM in this small group at 7.71%, with 9.45% Price CAGR and payout support risk marked NO. Its Dividend TTM also moved up from 6.44% (+1.27pp), while Price Growth moved down from 13.31% (-3.86pp).

OHI has the strongest Price CAGR at 16.93%, with 6.12% Dividend TTM and payout support risk marked NO. It is also the only row marked MID stability in this table. That makes it different from the other three, which are marked LOW stability.

O and NNN look closer to each other in this snapshot. O has 5.73% Dividend TTM with -1.14% Price CAGR, while NNN has 5.66% Dividend TTM with -1.63% Price CAGR. Both are marked NO for payout support risk, but the negative price trend means I would not read the yield alone as the whole story.

All four rows are marked NO for payout support risk, which is a cleaner starting point than many high-yield ETF screens. But for REITs, I would still want to keep watching whether price trend, dividend level, and stability remain aligned over time.

My takeaway is that this group is less about chasing the highest yield and more about income durability. EPR has the highest current payout in the table, OHI has the strongest price trend, and O/NNN look more like steady income names with weaker price movement in this snapshot.
